Developer accumulated 190 ac. of undeveloped ground in Middlesex Township, Butler County, PA in order to develop as a residential community. The property consisted of four (4) contiguous parcels. The parcels were bisected by an unnamed tributary to Glade Run and a large contiguous wetland. The site had no gas, water or sanitary sewer service. The development team was tasked with developing the highest, best use of the ground taking into consideration the environmental and topographic restrictions, available development models available within the zoning district, as well as, the utility limitations while maintaining substantial amount of open space for both passive and active recreation.
